Tenant fees
At Windmill Lettings, we do not charge tenants administration or referencing fees.
In accordance with the Tenant Fees Act 2019, the permitted payments that may apply are:
- Rent
- Holding deposit: up to one week’s rent to reserve a property
- Tenancy deposit: up to five weeks’ rent where the annual rent is below £50,000, or up to six weeks’ rent where the annual rent is £50,000 or more
- Changes to your tenancy: £50 where you request a change, or reasonable costs if these are higher
- Early termination: reasonable costs where you ask to end your tenancy early
- Household bills: such as utilities, council tax, broadband and TV licence where you are responsible for these under your tenancy agreement
- Lost keys or security devices: reasonable replacement costs
- Late rent: interest may be charged on rent that is 14 days or more overdue, at 3% above the Bank of England base rate
Questions
What do I need to apply?
Usually, you’ll need proof of identity and address, details of your income and employment, and a previous landlord reference where applicable.
How is my deposit protected?
Where a tenancy deposit is taken, it will be protected in a government-authorised tenancy deposit protection scheme. You will be provided with the relevant deposit protection information.
How do I report a repair?
Contact us by telephone or email and, where possible, include photographs or other useful information about the problem. For emergencies outside normal office hours, please use the emergency contact details provided to you.
Can I have pets?
This depends on the property and the terms of the tenancy. Please tell us about your pet when applying and we will discuss the request with the landlord.
